Building Automation is one of the key concepts of domotics (intelligent homes): it identifies buildings that are designed and constructed in view of the integrated and fully automated control of all technical installations, IT systems and communication networks. The privileged means for the achievement of this goal are IT and telecommunications through which building installations can be integrated within the system. The information collected from all monitored buildings are then presented clearly and effectively on specifically designed Human-Machine Interfaces (HMIs) for each operator in charge of the areas in question to promptly take the appropriate steps in any situation.

A building automation project needs to include in its essential parts a highly integrated IT system. The IT system will in turn be organised into subsystems mutually interacting on various levels to improve the economy of operation and achieve an overall improvement of the building environmental characteristics and useful life, by constant and prompt maintenance tasks. The core of the system is a SCADA application organised in specialised management subsets (modules) dedicated to technical installation and safety/security monitoring. The main management modules are detailed below:

  • Technical/Utility management:
  • Power station control;
  • Heating station control;
  • Central cooling and conditioning control.


  • Safety and Security management:
  • Video surveillance;
  • Fire prevention and intrusion detection;
  • Event-archive browsing and key-based search.

The acquisition of signals from the field is made by redundant, suitably programmed PLCs for continuous monitoring of installations and high reliability in the execution of individual commands and command sequences.
